Window replacement on Advance’s larger homes
Advance and Bermuda Run have one of the highest concentrations of homes over 4,000 square feet anywhere in our service area, and that changes the window conversation. A custom home along Highway 158 or inside the Bermuda Run gates can carry 30, 40, even 50 window openings — double-hungs, casements, big picture units, and the occasional bay or bow on a great room. The volume is real, and so is the cost of getting the install wrong on that many openings.
Here’s the thing we tell every Advance homeowner: a premium triple-pane window installed with foam-and-pray will underperform a mid-grade window that’s flashed and air-sealed correctly. The glass package matters less than the install. On a 40-window house, a sloppy crew multiplies that mistake 40 times over.
How we install in Advance
Every opening gets the same slow, manual-correct process, whether it’s the model-home front elevation or a back bedroom nobody sees. We pull the existing window completely, inspect and repair the rough opening (sill rot is common, even on newer construction), set a sill pan so any water that intrudes has somewhere to drain, set the new unit plumb and square on shims, flash the head and jambs with peel-and-stick lapped over the nail fin, tape into the house wrap, and run a full-perimeter low-expansion foam air seal. Then interior trim and exterior caulk at the trim-to-siding joints.
What we install across Advance
- Vinyl — premium frames from Pella, Andersen 100 Series, and Marvin Elevate. The mainstream choice for full-house replacement, 25 to 40 year lifespan, lifetime frame warranty.
- Wood-clad — wood interior with aluminum or fiberglass cladding outside. The right call on the more architecturally detailed Bermuda Run homes where painted interior wood matches the home’s character. 40 to 50-plus years.
- Fiberglass — Marvin Essential and Andersen 400 Series. Won’t warp, rot, or move with temperature. The pick for owners planning to stay 20-plus years, which describes a lot of Advance.
Many Advance homes pair big windows with Hardie siding and brick — including the larger brick chimneys common throughout Advance and Bermuda Run. When window work touches a brick opening or a sided wall, our in-house carpentry crew handles the trim, sills, and finish so the whole elevation reads clean.
Advance-specific considerations
- Bermuda Run HOA. The gated community has architectural standards governing visible exterior work, and window grilles, frame color, and trim profiles fall under that. We’re familiar with the approval process and quote to spec.
- River-proximity humidity. Homes near the Yadkin carry slightly higher humidity exposure. We size glass packages with that in mind and recommend U-factor of 0.30 or better, SHGC of 0.40 or lower on west and south walls.
- Acreage staging. Many Advance homes sit on 1-to-5-acre lots with mature canopy and deep setbacks. We plan material staging and cleanup for that — no debris left in the landscaping.
- Phased or whole-house. You don’t have to do all 40 at once. Whole-house is the most cost-efficient (one mobilization, one trim crew, one cleanup), but plenty of owners start with the weather-beaten north and west walls first.
We also handle skylights and sun tunnels with Velux flashing kits, plus window repairs — failed seals (foggy glass), rotted sills, and drafty air infiltration we can often re-flash rather than replace.
