When to replace a Greensboro roof
Greensboro’s mix of older historic neighborhoods and newer 1990s/2000s subdivisions means we see two distinct populations of roofs in town: the 50+ year old systems on homes in Fisher Park, Sunset Hills, and Irving Park that have been re-roofed two or three times already, and the original-builder roofs in Lake Jeanette, Adams Farm, and the Battleground developments that are now hitting the end of their 20-25 year design life.
If you bought a house in Greensboro between 1995 and 2005 and you’ve never replaced the roof, you’re on borrowed time. The original three-tab shingles common to that construction wave are no longer manufactured by most major brands, and the seal strips are well past their effective life. A March wind event will peel back a row, water gets in, and you’re calling for an emergency repair instead of a planned replacement.
Greensboro-specific replacement considerations
A few patterns we see consistently:
- Tree canopy. Greensboro is one of the most heavily-canopied cities in the state. In Fisher Park, Westerwood, and the older neighborhoods around UNCG, we plan tear-off and cleanup carefully — magnetic sweeps multiple times, tarps over landscape beds and AC units, and an extra debris pass at the end of the job.
- Older chimneys. The pre-1960 homes throughout central Greensboro frequently have multiple brick chimneys with original lead flashing that’s well past its life. We rebuild flashing, install new step and counter flashing, and install custom chimney caps as part of the same project when needed.
- Historic district considerations. Fisher Park has historic preservation guidelines. We’re familiar with the approval process and can quote to your district’s approved materials list.
- Algae streaking. Heavy canopy means moss and algae are common, particularly on north-facing exposures. We recommend algae-resistant shingles (Owens Corning Duration Premium AR, GAF StainGuard Plus) or zinc strips on shaded exposures.
Materials for Greensboro homes
Most Greensboro replacements use architectural asphalt shingles — Owens Corning Duration is by far the most common choice we install. For the larger historic homes in Irving Park or Old Irving Park, we frequently install designer shingles (Owens Corning Berkshire, GAF Grand Sequoia) that present a more substantial look from the street.
For homes with original slate that can no longer be repaired economically, synthetic slate (CeDUR, DaVinci) replicates the historic look at modern cost and weight. We install this regularly on Fisher Park and Sunset Hills homes where the original slate is past restoration.
Standing seam metal is increasingly popular for modern farmhouse and contemporary new construction in the Greensboro outskirts.
