When to replace a Burlington roof
Burlington’s residential mix runs from historic mill-village housing near downtown to newer subdivisions north of I-40 and toward Elon. The older neighborhoods often have multiple roof generations layered over decades — when we tear off, we remove down to the original deck and we frequently find rot, double-layered shingles from past re-roofs, and brittle felt that should have been replaced in 1980. The newer developments north and east of town tend to be 1990s and 2000s builds with original three-tab or early architectural shingles now well past their design life.
Burlington-specific considerations
- Distance from our shop. Burlington is at the eastern edge of our standard service area — about 40 minutes from Winston-Salem. We schedule larger projects efficiently. Multi-day jobs see trucks parked overnight to avoid commute time.
- Mixed-era housing. Burlington has Victorians, mid-century ranches, 1980s builder homes, and 2000s subdivisions all in close proximity. Each era has its own typical failure modes. We assess accordingly.
- University-area rental properties. The Elon area has substantial rental housing that needs reliable, fast-turnaround roof work between leases. We schedule and execute fast.
- Older industrial commercial. Burlington has notable industrial inventory — converted textile mills, warehouses — that we replace with TPO and EPDM as a separate workstream from residential.
Materials for Burlington homes
Owens Corning Duration architectural shingles are the mainstream selection. For larger homes in the Elon area, designer shingles are appropriate. Standing seam metal is appropriate for newer custom builds.
