Flat Roofing for Lewisville's Larger Custom Homes

Most leaks on the big homes in Lewisville and Pfafftown come from a low-slope porch, sunroom, or addition. We install the right system for it — and we're only 10 minutes away on Reynolda Road.

Where flat roofing shows up on Lewisville homes

Lewisville isn’t a town of flat-roofed mid-century houses — it’s a town of larger custom homes, with a higher concentration of houses over 3,000 square feet than almost anywhere else in Forsyth County. But that’s exactly why we get flat-roofing calls here. The bigger, more architecturally complex a home is, the more likely it has a covered front entry, a sunroom addition, a bay window, or a wing tied into the main roof at a slope too flat for shingles.

Asphalt shingles need at least a 2:12 pitch to shed water properly, and even that requires special underlayment. Below that — which covers most porch roofs, the sunroom additions builders put up across Lewisville in the 1990s and 2000s, and a lot of the low-slope transitions on these larger floor plans — shingles will eventually let water through. When a Lewisville homeowner calls us about a leak over the porch or the back addition, the cause is almost always shingles installed where a real flat-roof membrane belonged.

What we install on flat and low-slope sections

  • TPO membrane — our most common choice. A white, heat-welded single-ply that sheds summer heat and has mechanically fused seams that don’t open up as the building moves. Ideal for the porch and addition roofs we see across the newer developments north and west of the historic core.
  • EPDM rubber — proven black single-ply. We reach for it on re-roofs over existing EPDM and on sections shaded by mature trees, where the dark color won’t drive heat into the room below.
  • Modified bitumen — a torch-down or self-adhered membrane for smaller flat sections under about 400 square feet, where a full TPO install isn’t justified.
  • Silicone restoration coatings — if your existing flat roof is aging but not yet failing, a silicone coating can buy 10-15 more years at a fraction of replacement cost. We’ll tell you honestly whether yours is a candidate.

Because Lewisville sits on rolling, less-canopied lots than the older, tree-heavy Winston-Salem neighborhoods, many of these low-slope roofs take more direct UV and wind. TPO’s reflectivity and welded seams hold up well to that kind of open exposure.

Two questions we answer before recommending a fix

First, is the deck under the membrane wet? Once water gets into the decking or insulation, a new membrane on top just traps moisture that keeps eating the structure. We do a moisture survey or a few cuts before committing to a scope. Second, how many leaks are there? One leak in an otherwise sound roof means a repair; five leaks in five places means the system is at end of life and patching is throwing money away. You’ll get the real answer, not the one that maximizes our invoice.

What the work looks like here

A typical 500-square-foot porch or sunroom roof is a one-day job. On Lewisville’s larger homes we often coordinate the flat-roof section alongside a designer shingle or standing seam replacement on the main roof, so it’s done as one project. Where a subdivision has architectural review, we can quote to HOA spec, and we install custom copper and stainless steel caps in our own shop for the larger brick chimneys common on these homes.
