Where flat roofing shows up in Greensboro
Most of the flat-roof calls we take in Greensboro aren’t whole-house flat roofs — they’re the low-slope sections that leak no matter how good the rest of the roof is. In the older neighborhoods around Fisher Park, Sunset Hills, Westerwood, and College Hill, that means porch roofs over deep front entries, where a too-flat slope was finished with shingles decades ago and has been a chronic leak source ever since. Asphalt shingles need a 2:12 minimum pitch to work; below that, they hold water instead of shedding it, and on a 1920s-1950s porch roof that’s exactly what happens.
Out in Friendly Center, Lindley Park, and Latham Park, the mid-century ranches and split-levels are another common source. - Is the deck under the membrane wet? Once water gets into the decking or insulation, covering it traps moisture that keeps eating the structure. We’ll do a moisture survey or a few cuts before committing.
- How many leaks are you seeing? One leak on an 18-year-old TPO roof is a repair. Five leaks in different spots means the system is at end of life, and patching is just throwing money at it.
